Gulshan Group and Ourika Estates have formed a joint venture to develop two premium housing projects in Ghaziabad and Lucknow, involving a planned investment of more than Rs. 7.5 bn. Together, the two projects are expected to create approximately 1.5 million square feet of built-up area across 621 homes. The Lucknow project takes its place within this platform on a site secured through open auction from the city's development authority.
The address unfolds along Gomti Nagar Extension, a corridor defined by wide roads, planned khand-style sectors, and proximity to the green expanse of Janeshwar Mishra Park. One of Asia's largest urban parks, spread over roughly 376 acres, gives the Extension a vast green lung with landscaped gardens, water bodies, cycling tracks, and open recreational space rare for an Indian metro. Malls, multiplexes, and everyday retail sit within the same belt, giving the neighbourhood a lived-in, self-sufficient character even as new towers continue to rise around it.
The promoters have framed the project around the design language Gulshan Group has built across Delhi-NCR over more than three decades. Deepak Kapoor, Promoter, Gulshan Group, said, with these two strategically located developments in Ghaziabad and Lucknow, the group is extending the Gulshan philosophy of quality, design, and elevated living into new markets. That philosophy is paired with Ourika Estates' regional read on emerging Uttar Pradesh markets, aimed at translating an NCR-tested approach into a first Lucknow address.
The timing follows a broader wave of infrastructure investment reshaping eastern Lucknow, from the elevated Amar Shaheed Path to the now-operational Kisan Path ring road, both of which run through the Gomti Nagar Extension belt. Prasoon Chauhan, Director, Ourika Estates, said the platform is targeting high-potential locations to build world-class apartments that set a new paradigm for premium urban living. For a corridor still assembling its skyline, an LDA-auctioned parcel backed by a structured NCR-UP development platform adds a measure of documented clarity to the address.

The 23-km elevated corridor loops through Gomti Nagar Extension. It connects CCS Airport in about 20 minutes to the city centre in under 15 minutes, anchoring the locality's day-to-day connectivity.
