Gulshan Group has entered Lucknow through a joint-venture platform with Ourika Estates, and the site it has chosen for this debut is Gomti Nagar Extension. The developer, along with its partner, acquired a 10,328 square metre parcel in the locality from the Lucknow Development Authority through a public auction for ₹120 crore. It is the second of two land parcels picked up by the platform in its first phase of expansion, the other being in Madhuban Bapudham, Ghaziabad, and together the two sites are expected to yield close to 1.5 million square feet of built-up area across 621 homes.
Of that combined count, the Lucknow development is expected to account for approximately 275 units, positioned as a high-rise, premium residential project. Project maps for the Gomti Nagar Extension site were under discussion at the time of the announcement, with construction expected to begin in early 2027 and completion targeted between the middle and end of 2030.
Gulshan Nagpal, promoter of Gulshan Group, framed the move as part of a wider read on how North India's growth corridors are evolving, describing the partnership with Ourika Estates as a deliberate step towards a larger portfolio of premium, future-ready residential addresses. Co-promoter Deepak Kapoor pointed to the same logic from the demand side, noting that housing appetite remains strong in major North Indian cities, particularly for developers with established credibility. The site itself was chosen for its position close to Shaheed Path, Gomti Nagar Extension's core, IT City and Lucknow International Airport, a combination the companies described as making this micro-market one of the city's important residential and economic growth corridors.
Gulshan Group was founded in Noida in 1989 by Gulshan Nagpal, and has spent more than three decades building its portfolio almost entirely within Delhi-NCR, primarily along the Noida-Greater Noida Expressway belt. Its delivered and ongoing projects include Gulshan Dynasty, Gulshan Ikebana on a 12.5-acre site in Sector 143 on the Noida Expressway, Gulshan Grand, Gulshan Vivante, Gulshan GC Centrum, Gulshan Emerald Heights, and the commercial address Gulshan 129, with Gulshan Botnia and Gulshan Bellina currently under construction. Across this portfolio the group has delivered more than 11.35 lakh square metres of built space, a scale that places the Lucknow entry within a much larger, decades-long body of work rather than a standalone bet. Yukti Nagpal, the founder's daughter, now serves as Director of Gulshan Homz, giving the group a second generation actively involved as it takes its first steps outside NCR into cities such as Lucknow.
For a developer whose entire identity was built inside one metropolitan region, the choice of Gomti Nagar Extension as the opening chapter of a Tier-2 expansion is deliberate. Gulshan Group's own account of its philosophy centres on treating a home as an experience shaped by design and a reading of how people aspire to live, and the Lucknow project has been described as designed around a new generation of homeowners seeking premium residences, seamless connectivity, and a more evolved lifestyle. Ourika Estates, the JV partner, brings existing familiarity with the Lucknow market, having operated previously in Bareilly, Ayodhya, Ghaziabad and Lucknow, which supplements Gulshan's NCR-built delivery discipline with local execution knowledge.
Gomti Nagar Extension sits along Amar Shaheed Path, the elevated expressway looping around southern and eastern Lucknow, from where Chaudhary Charan Singh International Airport is a 25 to 35 minute drive and Hazratganj is reachable in roughly 20 to 30 minutes. The Kisan Path outer ring road links the Extension toward Sultanpur Road, Raebareli Road and the Ayodhya corridor, easing commutes to the IT belt without routing traffic through the city core. Residents currently rely on the existing Red Line metro between the airport and Munshipulia along with the Gomti Nagar and Malhaur railway stations; the under-construction Blue Line through old Lucknow does not touch the Extension. The locality already carries established social infrastructure nearby, including Phoenix Palassio, the city's second-largest mall, along with Sahara Hospital, Amity International School and City Montessori School, plus corporate campuses such as TCS and HCL IT City.
Pricing across Gomti Nagar Extension has moved from roughly ₹6,100 to ₹10,200 per square foot for flats, with average rates near ₹8,200 per square foot and reported appreciation of about 9.3 percent over the last year and 45.1 percent over three years. Existing activity in the micro-market includes developers such as Omaxe Group, Shalimar Group, Paarth Infrabuild, Ekana Sportz City, BE Realty and Emaar Properties, into which Gulshan Group now brings an NCR-scale, three-decade-plus development approach to what is still, by the locality's own classification, an under-development extension of the larger, fully-occupied Gomti Nagar.
