Established in 1989, Gulshan Group has grown into a prominent player in India's real estate landscape. The company began its journey three decades back, starting with independent houses in East Delhi. A few years on, the focus shifted to high-quality multiple housing projects in the Delhi NCR region, building the developer's reputation for high-end luxury residential work. Today the group operates from its registered address at Plot GH-03/A, Sector 143, Noida, and has delivered over 10 million sq ft of residential and commercial space across the NCR.
The group has delivered 4,581 units in total, spanning projects across Noida, Ghaziabad and Greater Noida. Gulshan Homz has 13 residential and commercial projects in its portfolio, out of which 5 projects are in Noida. The Noida Expressway corridor — specifically the stretch running through Sectors 129, 143 and 144 — has become Gulshan's primary arena of activity, and the developer has placed its most consequential bets here.
Gulshan's relationship with Sector 129 predates its current headline project. Gulshan One29 was the group's first commercial project, strategically located adjoining the Noida-Greater Noida Expressway at Sector 129. The development features a six-screen multiplex theatre, an amphitheatre, dedicated plug-and-play office space, commercial shopping areas, and a dedicated food area. It includes an open-air theatre spanning approximately 17,000 sq ft, surrounded by greenery and kiosks. The project established the Gulshan name as a commercial force in the sector before the developer turned its attention to a far larger undertaking on the same expressway frontage.
Gulshan Group has partnered with the Indian Hotels Company Ltd (IHCL), part of the Tata Group, to develop a 57-storey mixed-use project in Noida comprising a Taj hotel and Taj-branded serviced apartments, backed by an investment of ₹1,000 crore. The tower sits on a 10,500 sq metre land parcel acquired by Gulshan Group in 2021.
The project will comprise a 150-room Taj hotel and 74 Taj-branded serviced apartments, with a total investment of ₹1,000 crore and an expected revenue of approximately ₹2,000 crore — and when complete, it will be India's tallest Taj Hotel and the first Taj property in Noida, Uttar Pradesh.
The tower will house the 150-room Taj hotel on its lower floors and 74 Taj-branded serviced apartments spanning the 17th to the 56th storey, with two apartments per floor. The top floor will feature a single penthouse, which will not be offered for sale. The hotel and residential sections will have separate entrances.
The upper floors house 74 Taj-branded serviced apartments, each spanning approximately 7,500 sq ft. The hotel component will include an all-day dining restaurant, a bar, two speciality restaurants, and an 8,000 sq ft ballroom for conferences and events. A swimming pool, gym, health club, and J Wellness Circle spa will complete the hospitality amenities.
It will be the tallest Taj Hotel in India and marks the second Taj-branded residential project in the country, after Chennai. The project is RERA-registered in Uttar Pradesh under number UPRERAPRJ794678/09/2024, launched on 21 September 2024.
Instead of traditional BHK apartments, the project offers ultra-luxury serviced residences designed as large-format living spaces — each residence is approximately 7,500 sq ft, making it comparable to a luxury villa rather than a standard apartment. Unlike typical luxury apartments, Taj Skyscape offers a hotel-managed lifestyle, ultra-low density (only approximately two units per floor), and a globally recognised brand backing.
The project is expected to attract high-net-worth buyers across several profiles, including Noida-based families looking to upgrade to serviced apartment living, South Delhi residents relocating to Noida, MSME owners, logistics entrepreneurs drawn by the proximity to the upcoming airport, and senior corporate executives.
The Noida-Greater Noida Expressway is a 24.53 km, six-lane expressway in Uttar Pradesh. It has emerged as a major commercial corridor, accounting for around 40% of NCR's Grade-A office leasing since 2022, strengthening residential demand. For Gulshan buyers, Sector 129's position on this corridor translates directly into daily convenience and long-term asset fundamentals.
Connectivity from Sector 129 works across multiple transport modes. The sector sits five minutes from the Sector 137 Aqua Line metro station, 15 minutes from Delhi via the DND Flyway, 15 minutes from Greater Noida, and approximately one hour from Jewar International Airport. The immediate catchment area includes corporate occupiers such as KPMG, Samsung Engineering, Unitech SEZ, and Jaypee Hospital.
The UP Cabinet has approved a 17.435 km extension of the Noida Metro Aqua Line, adding 11 new stations connecting Sector 51 in Noida to Knowledge Park V in Greater Noida, at a project cost of ₹2,991.60 crore, with a key interchange at Sector 61 linking the Aqua Line directly to the Delhi Metro Blue Line. Once complete, this will further reduce transit times for residents at Gulshan Taj Skyscape to central Delhi.
As per Anarock, between Q1 2020 and Q1 2025, average residential prices in Noida rose from ₹4,795 per sq ft to nearly ₹9,200 per sq ft — a 92% jump. In Sector 129 specifically, there has been a 110% increase in property prices over the last five years, per 99acres data. Analysts project 10–15% annual price appreciation along the Noida-Greater Noida Expressway corridor, powered by metro expansion, the Jewar Airport, and sustained commercial growth.
For the ultra-luxury segment occupied by Taj Skyscape, market dynamics operate differently. The branded-residences format is supply-constrained by definition — it marks only the second Taj-branded residential project in India, with the first being in Chennai. The Taj Hotel's entry validates Noida as a genuinely premium lifestyle destination, rather than simply a value-alternative to Gurgaon.
Beyond Sector 129, Gulshan has built a consistent presence along the Expressway. Gulshan Ikebana at Sector 143 is spread over 12.5 acres on the Noida Expressway, while Gulshan Dynasty is an ultra-luxury project in Sector 144. In 2019 the company raised ₹150 crore in equity funding from ASK Group and simultaneously entered the commercial and hospitality real estate segments, since building malls, shopping centres and hotels in the capital region. This trajectory — from residential in the mid-2000s, to commercial, to the current hospitality-branded residences model at Taj Skyscape — reflects a deliberate pivot toward the upper end of the NCR market, executed almost entirely within the Expressway corridor where the developer has its deepest land and brand relationships.
