Gulshan brings its housing platform to Lucknow with a ₹750 crore JV
Gulshan and Ourika Estates bring residential JV to Lucknow
Gulshan Group and Ourika Estates have announced a joint venture to develop residential projects in Lucknow and Ghaziabad, with a combined investment of more than ₹750 crore. The Lucknow project, Gulshan Gomti Nagar Extension, is planned as a high-rise apartment development in Gomti Nagar Extension.
The two projects are intended to create about 1.5 million sq ft of built-up area. The Lucknow development is expected to comprise approximately 275 homes on a parcel of about 10,328 sq m, or roughly 111,170 sq ft. The partnership is the first phase of a wider North India platform that may add land parcels over time.
The details
The Lucknow land was acquired from the Lucknow Development Authority through an auction for ₹120 crore. Gulshan and Ourika Estates are positioning the project within a premium residential offering, beginning with high-rise developments in the two cities. The Lucknow project is in pre-launch, with its maps under discussion.

The location
Gomti Nagar Extension is a developing residential area along Shaheed Path, Lucknow’s roughly 23-km outer road, completed in 2012. The corridor connects Transport Nagar on Kanpur Road with Chinhat on Ayodhya Road and supports access across the city’s southern and eastern areas. Other roads serving Gomti Nagar include Faizabad Road, Lohia Path, Vibhuti Khand Road and Amar Shaheed Path.
The area’s wider context includes IT City and the Chaudhary Charan Singh International Airport. Bhootnath Market is the nearest Lucknow Metro Red Line station identified for the locality, about 4.13 km away. The line connects with destinations including Hazratganj, Charbagh Railway Station and the airport. Gomti Nagar railway station also serves the area. Nearby amenities and destinations include Phoenix Palassio, Lulu Mall, Ekana Cricket Stadium, and schools and hospitals across Gomti Nagar Extension.
A metro route linking Gomti Nagar Extension along Shaheed Path has been under consideration. The Aishbagh–Gomti Nagar–Charbagh local-train service has also been announced, following completion of track doubling and electrification between Aishbagh and Malhour via Gomti Nagar in 2023.
The developer
Noida-based Gulshan Group traces its origins to 1989 and has developed residential projects in Noida and Greater Noida West. Its portfolio includes Gulshan Dynasty in Sector 144, Gulshan Avante in Greater Noida West, and Gulshan Botnia and Gulshan Ikebana in Noida. The company reports 10 delivered projects, 11.35 lakh sq m delivered and 1.45 lakh sq m under construction, alongside a base of more than 7,500 families.
The Lucknow venture extends that footprint into a new city. Ourika Estates operates in Bareilly, Ayodhya, Ghaziabad and Lucknow, bringing local-market presence to the partnership.
What comes next
In Lucknow, maps are under discussion and construction is expected to start by early 2027. The Ghaziabad project is expected to begin construction by the end of 2026. Together, the developments mark the opening phase of the JV’s plan to build high-rise residential projects and gradually expand through additional land parcels.
