Noida-based developer Gulshan Group has entered into a joint venture with Ourika Estates to invest over ₹750 crore to develop two residential projects in Ghaziabad and Lucknow. The Ghaziabad piece of this platform sits in Madhuban Bapudham: Ourika had acquired the first parcel, spanning 8,750 square metres in Madhuban Bapudham, Ghaziabad, for ₹75 crore from the Ghaziabad Development Authority through an auction. The land was secured directly from the civic authority rather than from a private landholder, which is notable in a market where GDA-auctioned parcels are closely watched for the quality of developer they attract.
Reports on the deal indicate the Ghaziabad project is planned as a high-rise development of a defined scale: these two parcels will hold one project each, around 346 units in Ghaziabad and another 275 units in Lucknow. Across both cities, the platform will start with two high-rise residential projects and will gradually add new land parcels over time. The combined gross development value for both projects is expected to be around ₹900 crore.
Gulshan Group's move into Ghaziabad is a geographic extension of a company that built its name elsewhere in NCR. Gulshan Group, also known as Gulshan Homz, is a Noida-based real estate developer founded in 1990 by Gulshan Nagpal, who serves as the group's Founder and Managing Director. The group has been active in the Delhi-NCR market for more than three decades, with operations covering Noida, Greater Noida, Ghaziabad and other parts of NCR, and reports cumulative delivery of more than 11.35 lakh square metres of built space.
Its existing portfolio is concentrated in the Noida Expressway corridor: Gulshan Group's portfolio comprises 13 residential and commercial projects, including delivered developments such as Gulshan Dynasty, Gulshan Ikebana, Gulshan Grand, Gulshan Vivante, Gulshan GC Centrum and Gulshan Emerald Heights, alongside its commercial project Gulshan 129. Ongoing projects include Gulshan Botnia and Gulshan Bellina. Madhuban Bapudham represents one of the group's first announced residential land positions outside the Noida-Greater Noida belt, alongside a parallel parcel in Lucknow's Gomti Nagar Extension.
The Ghaziabad project is not a solo Gulshan launch but a co-developed platform. The platform brings together Gulshan Group's legacy, institutional strength and expertise in premium residential development with Ourika Estates' focus on emerging growth markets, with a shared vision to create thoughtfully designed, future-ready communities. On the rationale for entering this specific market, Gulshan Nagpal, the group's promoter, said: "As North India's growth corridors evolve, we see a significant opportunity to take this philosophy into new markets." Fellow promoter Deepak Kapoor framed the Ghaziabad and Lucknow developments as an extension of the same design and delivery approach used in Noida, into markets where that track record is still being established.
Madhuban Bapudham's appeal as a site for a premium project rests on infrastructure that has matured only in the last two to three years. The area offers plots, apartments, and builder floors with easy access to Meerut Road, Duhai Metro Station, schools, hospitals, and daily amenities, making it a preferred choice for homebuyers and investors. The Duhai and Guldhar stations on the Delhi-Meerut RRTS (Namo Bharat) corridor opened to the public on 21 October 2023, and the operational stretch was extended to Modinagar North in March 2024, taking the running corridor to about 34 km and linking the locality toward both Sarai Kale Khan and Meerut. Unlike many Ghaziabad localities built up piecemeal, Madhuban Bapudham is a fast growing residential locality in Ghaziabad known for affordable property prices, planned GDA development, and improving connectivity. This is a working class and budget buyer dominated market where GDA has built the core housing stock, and what makes it stand out from most Ghaziabad localities is its township character.
Current listing data puts apartment pricing in Madhuban Bapudham in a fairly narrow band: the average sale price in Madhuban Bapudham is 10,050 per sq ft, with another source citing the approximate price for buying apartments in Madhuban Bapudham is ₹10,850 per square feet and the Y-O-Y change in prices for apartments in this locality averages at 4.8%. Resale activity is measurable rather than speculative: government registered transactions from Oct 25 to Sep 26 confirm 238 sales with a gross value of ₹233 crore, showing active resale market participation. That positions the locality well below the resale bands Gulshan's own Noida Expressway projects command, where Gulshan Ikebana's average prices moved from ₹13,200 per sq ft in Q4 2025 to ₹14,300 per sq ft in Q1 2026 — a gap that partly explains why a Noida-anchored developer would view Madhuban Bapudham as a fresh, comparatively unpriced entry point rather than a mature, fully-discovered market.
Madhuban Bapudham sits among a cluster of established GDA-era colonies rather than in isolation: nearby localities include Govindpuram, Sanjay Nagar Sector 23, RK Puram, Raispur, Krishna Garden Colony, Sadarpur, Swaran Jayanti Puram, Mishal Garhi, Rasulpur and Shatabdi Puram. Rail options beyond the RRTS include conventional stations in the vicinity, and air access runs through Hindon Airport around 20 km away via Raj Nagar Extension Road, while Indira Gandhi International Airport is at 49 km via Delhi Road. For a developer entering Ghaziabad for the first time at scale, this combination of an established residential base, a functioning rapid-transit line, and a direct GDA land title gives the Gulshan-Ourika Estates project a defined footing rather than a speculative one, at the outset of what both partners have described as a wider expansion across North India's growth corridors.
