Gulshan Group has told the trade press that Jaipur sits on its shortlist for expansion beyond the National Capital Region.
Gulshan Nagpal, the group's Founder and Chairman, has stated that tier 2 and 3 cities are becoming the next frontier for luxury living, and that while the group is currently focused on Noida, it plans to bring its Gulshan Dynasty concept to cities like Lucknow, Jaipur, and Chandigarh. That is a deliberate, selective move rather than a scattershot one: the group has said it is selective in its expansion, ensuring it only takes on projects where it can offer something unique, and remains particular about aligning its product to the location and brand values. For a city like Jaipur, where the organised branded-developer segment is still thin compared to Noida or Gurugram, that signals intent to enter with a positioned, premium product rather than a volume play.
Gulshan Group is headquartered in Noida, with its registered address at Gulshan One29, Sector-129, Gautam Buddha Nagar, Uttar Pradesh. Founded in 1989, the group has developed landmark projects such as Gulshan Botnia, Gulshan Bellina, Gulshan Vivante, Gulshan Ikebana, and Gulshan Homz. For over three decades, the group has built a track record of delivering more than 10 million sq. ft. of residential and commercial developments across Noida and NCR. As of approximately 2020–21, Gulshan Homz had delivered 4,581 units in total, a figure that has grown further with subsequent deliveries including Gulshan Dynasty in 2025. One project in particular anchors the group's premium positioning: Gulshan Dynasty is NCR's first IGBC Platinum-rated residential project, reinforcing the group's standing in environmentally responsible luxury construction. That project comprises 204 residences across three towers on a 5.8-acre plot, each unit built to a 4,700 sq. ft. super area with private elevators, glass façades, and only two apartments per floor.
The group has also demonstrated capacity to take on complex situations: it cleared a ₹125 crore debt to the ASK Property Fund ahead of schedule in November 2022 and completed the rescue and revival of two stalled Jaiprakash Associates projects in Noida, a move that built credibility in the market. Ownership remains closely held: the group is a private, unlisted company that has not raised any external funding rounds, and the second generation is now actively involved, with Yukti Nagpal, Gulshan's daughter, serving as Director of Gulshan Homz.
Two recent moves illustrate the scale the group now operates at before carrying its playbook to newer cities. In Ghaziabad's Wave City, Gulshan Group is developing Gulshan Empire in Phase I, Sector 1, spread over 5.5 acres with 500 residential units across six towers of 31 storeys each, on land acquired for ₹175 crore, with an investment of ₹1,000 crore expected to generate revenue of ₹1,200 crore and reach completion by 2031. Separately, on the hospitality side, the group announced a partnership with Indian Hotels Company (IHCL) to develop a luxury Taj hotel and the first Taj Branded Serviced Apartments in North India at Sector 129 along the Noida Expressway, an approximately ₹1,000 crore development expected to become the tallest Taj hotel in India and generate ₹2,000 crore in total revenue. This is the balance sheet and delivery muscle that would, per its own stated roadmap, follow the group into Jaipur.
Jaipur's investment case rests on infrastructure that is moving from paper to construction. The Northern Ring Road, stretching approximately 96 kilometers, was extended from an original 76-kilometer plan to bypass eco-sensitive zones, with NHAI constructing a 70-meter-wide corridor featuring a six-lane access-controlled expressway and service roads on both sides. The Rajasthan government has separately allocated ₹12,000 crore for Jaipur Metro Line 2, connecting Sitapura, Ambabari, and Vidhyadhar Nagar as part of the metro's second phase. Closer to street level, the JDA has launched construction of 71 new sector roads under Master Plan 2025, spanning Mansarovar, Bhankrota, Niwaru and beyond, intended to improve connectivity and support new construction.
These are the same kinds of corridors that fit Gulshan's own stated approach to site selection: connectivity to main roads and expressways is always a factor, and the group has said it prefers to identify high-potential sectors before they peak rather than choose locations for what they are today. Public listings tracking the group's Jaipur interest point to land parcels being evaluated in Mansarovar Extension, Ajmer Road, Tonk Road and Jaipur Extension — corridors that already show measurable momentum in local price data.
Ajmer Road, the corridor most frequently named in connection with the group's Jaipur plans, has been the city's most closely tracked growth belt. Its average price has climbed to roughly ₹3,979 per sq. ft., with quarterly growth of 0.9% and a steady rise from ₹2,800 per sq. ft. in 2020 to nearly ₹4,000 in 2025. Broader listings data shows a similar band: flat prices on Ajmer Road currently range between ₹3,350 and ₹5,750 per sq. ft., with an average of around ₹4,200 per sq. ft. The corridor's underlying pull is structural rather than speculative: Ajmer Road shows 12–15% annual appreciation potential, forms part of the Delhi–Mumbai Industrial Corridor with special economic zones, offers excellent connectivity via a six-lane expressway and upcoming metro access, and carries average rental yields of about 5% driven by IT and manufacturing professionals. Tonk Road, the other corridor named in the group's Jaipur scouting, has posted comparable momentum, with rates near ₹6,550 per sq. mtr. and growth of about 23.5% in recent tracking.
A buyer evaluating Gulshan's eventual Jaipur entry is really evaluating two things at once: the developer's own delivery record in Noida and NCR, and the growth trajectory of whichever Jaipur corridor it eventually commits to. On the developer side, the reference points are concrete — an IGBC Platinum-rated flagship in Gulshan Dynasty, a ₹1,000 crore active development at Wave City, and a hospitality partnership with a national hotel chain. On the city side, Ajmer Road and Tonk Road are no longer peripheral highways but corridors backed by a funded metro phase, a ring road under active construction, and JDA-approved sector-road expansion. For a developer whose stated strategy is to identify locations before they peak, that combination of factors is precisely what its NCR expansion pattern has followed before.
